Luther Rechtsanwaltsgesellschaft mbH successfully advised the Deutsches Museum in Munich on the tendering and structuring of the new CO2-neutral central depot in Erding. The project will be implemented as part of a 25-year public-private partnership (PPP).
From the tendering strategy to the conclusion of the contract: Luther Rechtsanwaltsgesellschaft mbH advised the Deutsches Museum in Munich on the tender for the construction of the new central depot in Erding. This new building is urgently needed to ensure adequate storage for the unique collection items, as only around 10 per cent of the collection is actually on display. The project will be implemented through a 25-year public-private partnership (PPP). In addition to planning, construction and operational services, the consultation also covered financing. The contractor for the approximately EUR 100 million project is Georg Reisch GmbH & Co. KG, with BayernLB providing the majority of the financing.
The focus is on the life cycle concept of the property. The depot is being planned and constructed as an energy-efficient, CO2-neutral building in order to ensure sustainability during the operational phase as well. Building materials and construction methods are designed to minimise maintenance and upkeep costs. The central depot is also deliberately being built as a low-tech building, i.e. with as little maintenance and energy-intensive building technology as possible. Instead, the positive structural properties of the building will be utilised.
Henrik Häcker, Commercial Director, says: ‘With Luther, we have finally succeeded in realising our long-standing efforts to build a new central depot. The team led by Henner Puppel and Nina Borgers provided us with excellent advice based on their experience in PPPs and financing.’
The project has a long history. Financing in particular proved to be a particular challenge. The model designed by Luther has now made it possible to implement the project from the German Museum's current budget and without additional funding. Luther contributed its expertise from 20 years of advising on PPP models and financing.
